I would suggest keeping 3-5k per property in reserves just in case and then when you get more properties, 10-20 or more, you can lower it to 2-3k per property.

Just my messed up mind running through thousands of things on my plate.When I am just in a relax mood, I like the blues/ classic rock To Learn it's usually a class (online or in person) where I take frantic notes (that I never look at) to associate hand, mind, ears.

It is not everywhere, but you should check just in case it applies to your house.

So of course I kicked them out of the house.Now, the electrician called me and said he wants me to call the city to check all his works just in case if I hired someone else to finish it and fire hazard happens, I will blame him for causing it.

Throughout the process I found myself critiquing the agent (just in private thoughts) on how I would have handled each hurdle we encountered.
