If you don't have those Class A amenities and your building is actually a Class B or Class C building, then you risk pushing your tenants out to other more desirable office properties  - your competition.Operating Expense Reimbursement - And the other big issue you have as you have identified is the lack of full operating expense recapture from tenants due to inadequate reimbursement language in your leases.
