To me, $40 sounds very cheap, I paid more then that for outdoor storage on a fishing boat before.

I am more then willing to put in the sweat equity necessary to make the process of teaching fruitful. if needed i will work 8 days a week to add value with my contribution, I will do exactly everything that is asked of me as long and I am able to earn a fishing rod in the process, the partner/mentor has the funds necessary to get the deals completed and a I receive a portion of the completed deals.

I'm also thinking that if I need a full 12 months of rental coverage because of something happening to one of my houses, I have bigger fish to fry than that, ha.

Here's a few: dress appropriately, have good hygiene, if you have biz cards make them look professional, buy a domain name for your email address, create a website, make sure your online profiles are up to date and professional, have a professional voicemail message, return phone calls and emails, don't give someone a dead fish handshake (own it), listen, take care when writing emails, and the list goes on.

I never ever put drain cleaner down my drains.No, I don't snake between tenants, but I do run the water to check the faucets for drips and to make sure the drains are flowing like they should.I always fish the hair out of the tub and shower drains with a zip-it while I am in the house getting it ready to show.When a tenant calls me about a blocked drain, I will use a hose and bladder through the roof vent before I snake.

That includes materials.It's a pretty time consuming task, to fish wires through walls, floors, etc.
