I have been fortunate in that area of investing and I funnel those profits back into securing my real estate assets so that at least one area I invest in is consistently strengthened and strengthen so that no matter what in the end I will end up with all pay off properties and an all positive cash flow because I too have my eyes on a good and comfortable , financially independent retirement.

I had an 85 year old woman try to physically assualt me when I showed up to put stakes in the driveway to keep her moving truck from running over the septic tank and line, which was a legitimate concern because they had driven over it when moving her in. I

Obviously you wouldn't have any cash on cash return at closing, but if you expect the property to cash flow in the next few years (which is the case if you're neutral at Year 1 and inflation kicks in), I really don't see the issueWhat do you guys think?

Live in is a good strategy especially if you will live there for 2 years or longer (section 121 of the Tax code) you will not pay tax on gains up to $250K single or $500K married, keeping that in mind markets change, so consider where we are and where you think you will be 2 years from now. also consider if you are there less than 2 years the gains are taxable at a very high rate about 1/3 or more of net profit for most people.
