I have gotten a few good leads to screening websites so I am thinking: have the background check done (criminal and credit score), if they are young (college), get the parents to cosign the lease, and meet them in person and feel them out.  

I don't know how Seattle is with property taxes, but NJ is a particularly criminal example of out-of-control property taxes.

It also checks criminal and eviction status & gives me the info on the evictions so I can confirm whether it is my applicant or not (they aren't filed by ssn here, & lots of john smiths ;) ).  

Things are different if one of you needs the other due to fraud, criminal proceedings, know that you are not a good business person and will rely greatly on the other to keep the business going...
