It looked all very nice, but, I made a comment that there was a lot of windows and it was very easy for people walking by to look insideThe agent told me that windows and open spaces were now industry standard gyms due to safety issues.

Based on the comments I've received, it seems like maximizing the down payment I can afford while remaining realistic on additional costs is the best way forward.

Guests always comment on how nice it is to have those things there, especially when they arrive late. 

This will be especially true for newer invesetors who jumped in the market in the last three years, Since I don't do notes I won't comment on the rest. 

So I guess it depends on the city as-- I mentioned in my first comment.

Totally agree with all the comments so far.  

I saw your comment as a Teacher and I have a great deal of respect for your profession. :)

I know a lot of negative nancy comments from me. 

One extra step to add to all of the good comments above @Doug Webb, make sure you have 1 additional person in your LLC.
