Generally it has (and always will have) absolute minimal appreciation but no major dips or spikes.

Meanwhile those sitting on the sidelines fooling themselves that they can time the market perfectly or pick the perfect market have missed out on a big spike in both property value appreciation and rent increases.

The only problem I have with that though is my cash flow never increases and the properties never get paid off.My original plan was to let inflation raise the rents and retire off that, let the properties pay off and watch my cash flow spike, and also having my net worth explode over 30 years.Another option I considered was cash out refinancing 2 million out in a few years, put it in index funds, and live off that while I let cash flow increase and equity  build up as the houses pay off.

The interest rates have spiked.

I'm just guessing but thinking once the interest rates come down there will be a spike in buyers/sales driving up appreciation on all units.

HOA at Santuary is attractive and property management firm there is awesome, I wish I could pick up more places there but they rarely come on the market and prices have really spiked recently.

Edmonton market is definitely fairly stable, we haven't seen any spike of vacancies.

We will probabaly see a slow down like we have every year between Thanksgiving and New Years, but action will spike right after.

I kept thinking the next year it would spike but it has only been very gradual increases throughout the years.

They spiked and likely corrected.
