You can get into a B neighborhood in Pitt for like 90k on a fix and flip project. 

In B-lending and private, we also require proof that all CRA debt is paid off.

The property had undergone significant renovations c10 years ago following the issuance of three class B violations - mold, lack carbon monoxide detectors x2.

I am looking for B class areas.

First, allow me to define small value-add Multi-family, I speak with a broad brush.. anything legally zoned duplex up to 50 units (I'm excluding Class A-B big MF) To set some context, most of the investors that reach out to me are not from Charlotte, or are not intimately familiar with the market here.

Would caution the type of properties one uses Hemlane for.Class A and B properties are fairly easy. 

Thus the greater fool theory.Personally, I steer away from D class properties and try to go to C+ to B- areas where you get good hard working people with families that want a safe place to live.
