@Jason Ouellette start looking for seller financed deals, but these will still require money down, or get them under contract and wholesale them to other investors.

Kind of reminds me of RE wholesalers. .IE  I am not selling RE there fore I dont need a license I am just selling a contract.. which this activity is being called out by the states as brokering without a license..

I have received about 3 seller leads and 2 wholesalers contacting me so far.

Note that I am not even mentioning the problems that are starting to be cited by investors once a "wholesaler" gets involved in the deal, or with "Due on Sale" clauses, etc. 

The wholesaler I bought the property from sent me the rent payment ledger and a notorized tenant affidavit of residence signed by the tenant.
