Many people buy deals because it looks like a good deal, not because it matches your end goal.

You can always wait later to create a specific operating agreement that would match your need, but at least the entity would be ready.

I would spend a few hours painting the bathroom pale gray, paint the vanity darker gray and an inexpensive all chrome handle,  add some towels in turquoise or yellow and a shower curtain to match (but leave it open) or something.

I plugged your numbers into my spreadsheet and tried to get everything to match up as best I could.

They are however the 1970's coral pink along with the bathtub and sink to match .  

It would require much more diligent screening but it could work out as a bonus if the match is right.

This may not be obscure knowledge, but it blew my mind when a kitchen retailer gave me this tip yesterday: When rehabbing a kitchen, don't replace the cabinet boxes unless they are in bad shape (or you're using a natural wood finish that you won't be able to color match).

When a house at 1.5% shows up the conversation is kind of like this Agent: "I found one that matches your criteria, I can set us up an appointment on Tuesday.
