Ok, here are a few more thoughts on the subject: If you market to niches that you really understand and even sub-niches within the larger categories, you can become the dominant player, irrespectively of your size and relative access to capital.If you have expertise in solving specific kinds of problems, as a hard money originating lender, you can close faster.If you actually have you own money (or at least a credit or warehouse line) you can close still faster if you so choose, and outperform other wouldbe competitors.

(Judd) Absolutely, I would be happy to get some extra work, I'm currently a window cleaner for Fish Window Cleaning which is commission based and flexible scheduling, making it perfect for college but the temperatures just dropped below freezing and we usually slow down quite a bit during that time, if you have some work that would be great!

While you certainly can invest in warehouses, and there is plenty of money to be made doing so, that would be referred to as investing in industrial property and not likely where someone would get started in real estate, but I don't know how far your pockets drag on the ground so maybe I am being a bit presumptuous?
