It can be a viable strategy, but only if you have the cash flow to carry the property and the property is virtually guaranteed to appreciate.

I read something online about their mentor program and it said they required new agents to have a mentor on the first 5 deals and they give up 10 percent of their commission on those .Is the mentorship done in person or is that virtual too ?

Curious to know if anyone out there is using a virtual assistant to generate solid buyer leads? 

We have an extremely diverse array of positive economic drivers that yield stability AND growth, and virtually no permits to build units that rent from $650-$1000/mo.... keep in mind, we're still able to find 7 and 8 caps, with value add potential due to below market rents. 

I originally planned on staging the house, but my agent suggested it would make it an easy target for thieves breaking into a vacant house (unfortunately it is that type of area).He did bring up the idea of virtual staging, a service where you send in your photos and they populate them with furnishing and decor that look totally realistic (I looked at a few samples).

If you have a self-directed IRA your investment options virtually limitless, I just don't get it when people try to be 'creative' and putting themselves as such great risk when they can make other investments that can provide the same returns without taking the risk...
