Mortgage payment is 867 but I pay 1k a month on that and 500 on utilities so my total burden is 2100 with tax during the seven months it’s a vacation rental it does 3-4k which means that I’m breaking even year round as it is.

If it does and the tenant doesn't pay his share of utilities, you can deliver the 3 day notice to pay or vacate to enforce the tenant's not paying additional rent.

Now, if you are setting up a vacation home in Palm Springs or similar, I would assume the decor is going to need to stay quite current with popular trends, so buying antiques off of Facebook probably isn't going to work.

The 20% down terms were the same and I think we could've still put together the deal because it allowed the tenant time to vacate (the terms of the contract was to allow the tenant up to 90 days to vacate, so extending closing for that would have potentially worked).
