However, if you have not done a VA loan yet I would caution you on the "fixer upper" with a VA loan as they will require the property to pass an inspection as mentioned above.

I haven’t been looking for that long but I’ve mostly seen $350k and up, and anything on that low side is a serious fixer upper.

The upside for me when these tenant's lose it and lash out is that I know I am in their head and I have the upper hand.
