Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the costHire good cleaners, a solid handyman & befriend some helpful neighbors.

I have 4 student rentals ( 24 beds in all) i pay the water and heat and the students pay electric ( the heat is gas and i control the thermostat) the stove and hot water heater are electric.

For some properties that have central AC, we have Nest thermostats set up.Context, we manage 18 MTR doors and 2 STRs and all these apps we're added along the way as our business grew.

Install a Nest thermostat and cameras on outside if poss.   

I've weatherproofed the units and upgraded the thermostats, but the energy bills from December - March are still very pricey. 

Landlords who rent for residential tenancy must set the thermostat of the water heater that serves that individual tenancy at 125 degrees or at the minimum setting of the water heater.

We use Ecobee for our thermostat systems and we really like it.
