I was educationally ready to invest by late last year, but without the capital to invest in a manner I was comfortable with. 

If you are buying all cash then I would consider how many homes do you have and what kind of a hit can you sustain.

@Rachel H. well just real briefly, I plan on having a self sustaining source of income in rental properties to the point where if I wanted to leave active duty I can and be able to manage and Persue other investing full time.

The city vacation rental ordinances can impact you a lot depending on the type of property you have and the manner in which you want to rent it.

Hi James,I can't be as quick as you to say the OP has a "knowledgeable management company" working on her behalf, or that the PM got the matter handled in a "timely manner".
