There was an offset, but it was just past the service box for the home (city responsibility) as we saw it.

So yes it can work, but you also need to be able to convert the responses you get into closing.

Based on your response, it seems like the HELOC will take awhile to pay off regardless of the appraisal.

In each market I operate in I have someone available for showings this person is usually my runner who is responsible for quality control and restocking inventory but I've also used a cleaner for this.

Have you ever needed support and how responsive were they? 

None of these reasons are sufficient to justify a failure of fiduciary responsibility.
