After some frustration in finding a home to purchase and add equity to I stumbled upon the Bigger Pockets podcasts.I now feel that the correct step to get into home ownership is through first purchasing a duplex and building upwards from here.

I used to fund a pretty big buyer in the Orlando market.. and his wholesaler was a big player and the wholesaler was licensed .. but wholesaling is really really tough right now and these guys went from selling 20 plus properties a month to out of business. there simply is not that many distressed deals anymore in FLA... not that you cant stumble on to them.. but I have a hard time thinking anyone who does not have significant capital to pay for marketing  and proper licensing is going to be able to do anything.. its a major wives tale that wholesaling is easy and can be done with no money.. just aint so.

Even in a favorable market like 2012 - 2018, $200 a month cashflow was more common.To be honest, if I stumbled across a property that cashflowed even $500 a month, I would buy it.
