Hi all, I have been a LTR landlord for a long time, but I am new to renting to college students. 

Deciding what profession to chase is challenging when you're only 18.

I ended up doing the renovation with my dad, lived there for 2 years, sold it, and paid off my student loans!

There may be lots out there already on this but I haven't run across it yet.I'm new to investing and one thing that appeals to me is student housing, and perhaps doing rehabs and creatively finding existing deals to transform into student housing.Thanks!

I learned ALOT that year.2021 bought 1 home off of the MLS at $125,000, rehabbed it, turned it into a student rental and BRRR'd it.

Again that said if your in a market which supports student rentals that could be a good strategy or i just had a client who did a great job with a small lets call it "boutique" Mobile home park which was sitting on the market so it just depends on the opportunities around you.

I'd probably avoid buying around campus for that reason and because I dont wan't student tenants. 

I believe they have their students sign non- disclosures 

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

4) Applicants over 18 - what about full-time college students still being declared as dependents on parents' tax returns?
