I applied for commercial because the place wasn't livable and I needed purchase + rehab financing.All that said, with the pandemic lenders are generally tightening lending standards. 

If lenders start to tighten up then this will obviously effect the market and alter the supply/demand 

Banks are really starting to tighten up.

However, in the 10 years I had it for rent, they tightened the rules, little by little, finally where they have to approve the renter's application, which is a NO NO for me.

We do it self-managing and preventing disasters like frozen pipes, break-ins, crappy tenant placements and your calling 3 different Maytag Man to flip a breaker, turn up a fridge thermostat and hand-tighten a trap nut. 

If one of those scenarios is a major strain, it may not be a good deal.3.

Stick to (or possibly tighten) your criteria and move on.

Since there is no current cure for this disease I feel the need to do the work of securing some sort of care for both parents that puts the least amount of strain on them and the rest of the family.

We're looking to pull some of the pine trees from the mix of trees on the lot that appear to be choking out the light and that dropping needles that are choking out the natural grass to try and promote some surface grass to develop and tighten up the topsoil layers as a first step, and then begin backfilling these crevices as needed.
