It started small, just helping to draft LOI's, running down property leads, making calls, but the important thing was just getting in and DOING it. 

However, due to high land costs, new single-family homes in desirable areas start at $550,000 and come with extremely small lots.With Las Vegas adding 40,000 to 50,000 residents annually, primarily families renting single-family homes, demand keeps rising, but inventory is (almost) fixed.

Even after one year, that property may provide thousands of dollars worth of appreciation, you will pay down your loan and build some equity, and you can depreciate the asset. 

Most folks start as leasing agents and work their way up from there. 

Consider an accessory dwelling unit (ADU): If your property allows for it, building an ADU (like a small apartment or guest house) can provide a separate rental unit while you live in the main house.2.

The banks dont just one day randomly go "lets spend $200 to check the title on the Davidson mortgage that hasnt missed a payment since it started".
