Launch has an AI template creator but the templates on it are so vague and the response rates suck, so Ive been using my own templates I created which are in compliance with the 10DLC standards and we get disabled by the carrier every day lol.

We have our own irrigation system, we also have our own water source which we invested in.

I've worked with dozens of investors who have tested both the standard and premium listings on Zillow.

In my own experience, when a tenant needs 2 jobs (not 2 people have 1 job each) just to make rent standards will ensure frequent repeated late rent payments.Consistent long paying jobs and income history is more indicative of stable rent collections.Keep looking.  

I still cannot rent this property without essentials like water/power despite the repairs.  

This property in particular had some additional unforeseen costs (main water line damage, sewer line damage, etc.) that certainly caused us to go way over budget.
