A reasonable return in a passive investor's funds in today's marketplace is an 8% annualized return plus a share of profits that could bump up the annualized return to the high teens/low 20s.

Nothing sexy about these at all except that they're about as bullet proof as you can get in this market.

It is not uncommon for syndicated MF deals to net the investor an 8% cash pref and a total return of mid teens or higher and if the syndicator uses accelerated depreciation you will get a K1 with depreciation expense to offset most if not all of the income for first 7-8 years. 

Might not be as sexy as some of the residential blogs!

Depreciation and taxes are one/two of the least sexy and most misunderstood topics in real estate. 

You could right about so many things:  job hunting as a teen, how to ace middle school, what you can do in high school to really prepare yourself for a career, etc.  

Your investors need to be earning minimum 8% annually (in addition to a nice IRR in the high teens) for anyone to get excited.

I'm basically in a bunch of broad-based ETFs, nothing fun...nothing sexy. 

@Cody Strickland - you should strive to get low teens unlevered returns on your first investment.

Not super expensive but it’s another “thing” which can de-sexy whole “Tesla system”.
