Figure out what it would cost to do full remediation of mold and water issues including testing plumbing, repairing any issues with plumbing, ripping out drywall and flooring and replacing as necessary, etc.

Not the RE brokerage industry... its the private wholesalers that rip equity from people.. that is why the laws were written and the one's they are aimed at stopping.its why you have this controversy going on now about is wholesaling selling RE without a license...

The place is pretty beat up  no carpet or any other flooring , missing drywall panels , ugly as hell kitchen needs some good work , outside the house pretty much the same needs a complete landscape make over and roofing job plus paint job also id probably rip out the ugly gate it has too.

Sure, there'll be subs that automatically assume that they can rip you off, because you're a woman and then there'll be seller,  who'll automatically let their guard down easier, because you're a woman.
