Figure out what it would cost to do full remediation of mold and water issues including testing plumbing, repairing any issues with plumbing, ripping out drywall and flooring and replacing as necessary, etc. 

Our maintenance vacuumed the water, ripped the carpet and cabinets out and installed the new cabinets and counter top, carpet installed by outside vendor.  

., AC units stolen, pipes and wiring ripped out, window broken, door kicked in), significantly more challenging tenants, and neighbors whose actions reduce your property value (e.g., building code violations, drug activity, squatters, loud music, loitering, littering).

Just rip the band-aid off.

Not the RE brokerage industry... its the private wholesalers that rip equity from people.. that is why the laws were written and the one's they are aimed at stopping.its why you have this controversy going on now about is wholesaling selling RE without a license...

The place is pretty beat up  no carpet or any other flooring , missing drywall panels , ugly as hell kitchen needs some good work , outside the house pretty much the same needs a complete landscape make over and roofing job plus paint job also id probably rip out the ugly gate it has too.

Sure, there'll be subs that automatically assume that they can rip you off, because you're a woman and then there'll be seller,  who'll automatically let their guard down easier, because you're a woman.
