So, I'm going through all the information she sent and will hopefully come to a resolution soon.

If they give plenty of warning - like 45 to 60 days, this works out pretty well for all parties and its a fair resolution.

If they show up you will meet with a mediator who will try to work out resolution at which time you should state you do not want to work anything out.

Resolution can occur within 30 days.

I make it clear to neighbors that my job is not dispute resolution.

Hopefully it doesn't come to that, and you can find a more amicable resolution...

My "friends " comment was meant more as the note holder and the current owner are the parties with a mutual interest for resolution As I am sure you know,  the OP's earliest attempt to foreclosure would be the first Tuesday in December so backing out the required 41 days she has sometime to get the ball rolling

Also, some states have remedies not available in other states, that makes getting to a resolution easier/quicker, even in a judicial foreclosure state.

We ended mitigation with a scheduled status update hearing date (to see if we resolved the claim out of court as the seller rep wanted to talk to the seller) and, simultaneously, and a scheduled hearing date (just in case we couldn't come to a resolution at some point).
