I highly recommend managing them yourself, at least the bill paying, tenant screening, rent collecting aspects, and finding reliable plumbers and heating/cooling people- these are the services you'll use the most. 

Your risk will typically be your earnest money and your reputation if you start signing contracts you fail to sell or perform on yourself.

If its done by a reputable company it should be sufficient.

Once upon move out, we had tenants claim that the plumber that had only months before replaced the wax ring and re-set the toilet left it all loose and wobbly with a broken seat and they refused to take responsibility for it's condition.  

They sent a plumber the following day.

Also, your reputation will take a hit with the listing broker if you need to back out.Best approach is to "raise" money first.

Then the next time you need to hire a plumber, you just go to your list instead of starting over with a Google search.Finally, regarding neighborhood insights, if you're not using an agent, and don't find another boots-on-the-ground type person in your area, networking is the way to go.

I've had someone from the state & a plumber go out & confirmed there is hot water.
