While yes, there are plenty of stories about those who start in real estate with "no money" and build their way up, the truth is it will be easier and probably quicker if you have solid income and money to start with.

Keep in mind, some of the best deals are off-market - get yourself connected to local groups on social media that will allow you to find these opportunities quicker so you're not in such a rush to buy that you make a mistake on your vetting process.There is always risk associated with fix-and-flips - but having the confidence going into a buy makes all the difference.

And lending with shorter seasoning periods where you can refinance quicker , maybe that has to do with negotiating with the bank but why not ask bigger pockets .
