Detroit is not what most investors consider an appreciation market. 2 years of appreciation during a time period when every other market appreciated also, following decades of up and down with extra down doesn't suddenly make it an appreciation market.

I was more so saying that after a year of occupancy period, you could explore options such as a property manager to take over and you could move onto the next investment property.

There are other DSCR lenders who require 6 months seasoning / waiting period from the last transaction. 75% LTV is a better rate compared to 80% which will increase the rate and make it harder to reach a DSCR 1 ratio.

I know in Washington state a home owner can do their own work including electrical and plumbing, but as you pointed out has to live in the property for 1 year after completion.If you get licensed as a contractor (in WA state it takes some paperwork, filing fee and insurance/ bond, no test, no experience etc.. ) Then you do the work under you contractors license and no holding period needed.

If you are going to keep this CT property for a long period of time, and the fixed-rate loan lets you cashflow your target amount it will not matter 10 years from now you paid 10,000-20,000 over what you think it was worth.
