My property tax base on my primary is somewhat reasonable but the total property tax goes up because of all the special assessments, some of which make no sense to me (and I didn't vote for those).

If it is recorded as built in 1920, that is what the insurance will be based on.The most valuable update with regards to insurance is the roof. 

Only place I felt "safe" in CA was on base.

Even a single family builds can vary significantly based on site conditions and required structure/design.

Are there many REITs that currently regularly engage in this type of feeder based structuring for a investors?
