In this market of new opportunity of the “value add” there are deals to be had across any property class; however, often times the more expensive ones in the “A” class are either over looked or not recognized because on the surface it may appear to be a performing property but once you really dive in and peel back the onion you may discover a great opportunity, or you may be able to “manufacture a value add” opportunity where many others have failed to recognize it even existed.In the Cincinnati market for example most C class apartment deals will trade in the $20,000 - $25,000 dollar range, B class deals will trade in the $25,000 - $35,000 range and A class deals will range anywhere from $35,000 - $60,000 per door and sometimes even more if it is a new construction product.

Often popcorn, orange peel or other textures are put on drywall in lieu of extensive drywall finishing.

This would possibly mask that the new tenant coming into their place had something to do with them having to move.

I round start by masking a trip to the recorder's office and make a copy of all recorded documents pertaining to the property since it was acquired by the now purportedly foreclosed-out owner.Assemble the documents in chronological order of recording. 

Again, if you do not plan on removing walls you just need to make sure there is no chipping or peeling paint.  6.  

I just got off the phone with the County and was told that evictions are "masked" for 60 days by law.

At its essence its simple but simple is usually lots of hard work and experience masked as simple.

Throughout the house I noticed 4-5 cracks and some paint peeling.
