I myself have the morals and ethics that I live with and choose to do business in the highest regards.Question: Are Investors/Lenders working with Wholesalers as much as they used to? 

The moral of the story is that you will find an approach that works for you, but definitely expect there to be some bumps along the way.

BUT, i have been the victim of two arson attacks at two different residences(stemmed from my confrontational nature, even though I was morally in the right), I have several friends/acquaintances that have been murdered by opposing gangs of their friends or relatives, even though they themselves were not gangsters.

There really is no moral to the story.

In my opinion anytime you need to find someone who is "desperate" for your strategy to work it is not something that fits my moral compass.   

A REALTOR is contractually, legally, and morally obligated by the rules of fiduciary responsibility and agency to advise their clients' on doing things that are in their own best interest. 

I've done my research for the most part, but am unfamiliar with the legality or "morals" that go along with wholesaling.

That makes you morally and legally culpable.
