The "game" that is played in NYC is to -buy a rent stabilized building that has existing low rents, make improvements that justify increasing rents (the city keeps an eye on this and there are formulas the developer must follow), -renew leases at higher rents (some LL will make stabilized tenants life's miserable so they will just leave), -manage it better (for the owner anyway).

This is something we'd expect from a bigger, better place than America's former "Most Miserable City."

Of course she is miserable, and most likely resentful. 

Without the padsplit back end AND tenant screening system, a newbie running a rooming house naked (no franchised system like padsplit) will make every mistakee in the book AND get code enforcement actions and turn out to a miserable headache (at least this is a possibility LOL).Join the local REIAs where old timer experts hang.

A: Sure, and I appreciate you listening, you are already redeeming your miserable wholesaling ways. 

They are just making your life miserable and making it less likely you'll give him more work. 

Maybe you don't quit your day job even though you have enough passive income to do so, but you sure aren't worried about getting laid-off or being forced to work at a job that's making you miserable.

I tried full time first a couple years ago on the training I received at a Chicago area real estate club and it failed miserably.

"Notes" Well she must have had this "thing against someone trying to do better than her" and she made my life miserable...making me work odd rotational hoursI As a mental health counselor you can not defocus from your psychiatric patients...and reports always needed to be in on time.I experienced a "rush" sort off; I do not know if you can identify with this addiction; yes i would then go for free to all these events and there would be featured speakers; What i did observe was people rushing to the back of the room to "buy packages."
