I am a licensed Realtor in Texas and here stoves, ovens, dishwashers, built in microwaves are part of the property but refrigerators are not.

We do have a loading dock and a ware house and that makes a big difference.A last months we got 20 washers, 20 dryers, 25 fridges, 18 dishwashers, 22 microwave / hood vents, 10 hot water heaters, and 12 ranges.

The black appliances are fine; the stainless microwave range hood is somewhat out of place but is not terrible since it has the band of black running through the middle.

Garbage disposal, microwave, internet, pool, patio table, window blinds,..... anything that could break or become a hassle.

The debatable items are washer/dryer and built-in microwave. 

(Property in California)New tenants that moved in on the first of September are requesting I replace/ fix the microwave since it is not heating properly.

They do short term rentals so instead of adding a whole kitchen/kitchenette, they just added a mini fridge and microwave.

The next big update came about a year later when I rehabbed the basement, installing new counters, cabinets, microwave, tile flooring, an emergency escape window, and bringing the space up to code for the Certificate of Occupancy inspection.

I added a fridge/microwave so it has a wet bar kitchen.
