There are so many risks and all it takes is a big player (sheetz/QT) to move in next door or down the street to wash away every merit from historical financials.  

And, due to their higher inflation rates, will likely have future rent increases at a faster rate then the C property which further adds to your profit in option 2.Investing for cashflow certainly does have it's own set of merits, and investing for appreciation does have some flaws. 

Judge each situation on its merits.  

While I think that certainly has merit, I was just wondering what everyone else was thinking of the current market, bizarre or otherwise, and what you feel is a good move to solve the problem.

I would not make a hasty decision on this, it definitely merits more investigation.

You must consider each sponsor on their own merits and not rank them based on how they decide to raise capital, which is, after all, the lifeblood of all real estate transactions. 

Myself and many other black Americans are succeeding on our own merits, and if that changes we can handle it and adjust the same way other races do.
