Welcome to BP @Gem MonteroI had to post here because, as a family man myself, I found it very endearing that in your first post to an internet community you introduced your family.

I've read many books,& listening to YouTube, podcasts etc.. but you can only get so much from the Internet as opposed to being there in real life scenarios

Financially it would be better to remain renting your primary residence and concentrate on purchasing investment properties.Better yet buy a multi unit and live in one unit while upgrading it to increase rents and cash flow..

I do it too, so no worries.Bottom line is with the quality and amount of free or cheap education available on the internet, there is NO reason you would ever need to spend $50K on a guru program. 

You can find a lot of basic stuff for free in books, on the internet, and from other investors. 

And last time I checked it’s 2018 no one actually smokes flower... they smoke concentrates.
