Appraisers, at least residential, are hired by lenders through a intermediary to get to an appraisal company/person. 

If I was the builder, I could probably do it for $125/sq ft. as I would cut out the intermediary. 

Also, does anyone have experience with a reputable Qualified Intermediary or company who assists in situations like this?

You should talk to a qualified intermediary ASAP. 

Just make sure you work with a qualified intermediary and CPA and you should be fine.
