I've bought hundreds of properties at Tax Sale, but only Tax Deed Sales, and have posted on the subject many times on BP.

I think if we were running the 40 yard dash of cynicism and pessimism we would be neck and neck based on all our posts :)

In my opinion, Sean Terry gives better FREE information.

However, even up until the day before closing I was  never informed whether the title was Actually marketable or how and IF the liens would be paid off from the proceeds of the sale.        

I agree with everything said in this post, it is a hospitality business and superlative customer service is a must.
