Hence we're dealing with that here, hence another cause for unnecessary delays.Also, I wanted to get him in earlier like I do all of my projects but didn't get a chance to on this one - I brought the 'Sonphew' (my nephew who I'm raising as my Son) through the house to give him (continued) exposure to investing, construction and business.

Luckily we only have good ones now, but the bad ones caused so much unnecessary stress.  

@Eduard Tanasov Start saving every penny now that you can, cut out costs that are unnecessary, think of every purchase as and investment and ask yourself what return you are really going to get on it.  

Second doing a flip for your first project - I think that is an unnecessary risk for your first project.

I am not starving myself but am always looking to cut unnecessary expenses. 

I don't see why people like this bother to work with a professional, who they don't trust and who's education and experience they don't value, when its totally unnecessary.

I don't need the unnecessary headache.

Just my opinion, but it seems that owning a remote property would just add unnecessary stress to your life.
