Childcare in Tenant's Home

We are new landlords & interviewing tenants for the first time. I have a prospective tenant who is a single mom with 2 teenagers. She does state childcare & it sounds like some of the care is provided in her home (never more than 2 kids at a time). She would be renting floor 2 & 3 of our duplex.

Would you say yes? What insurance does she need to provide so that we are not responsible if an accident occurred to a child she was caring for?
