Doomsayers rarely put their money where their mouth is, but instead sell fear and book.  

Been doing some lurking myself, as they say that you have two ears and one mouth for a reason.  

Hell the only way to make me consider a buyer serious is if he puts his money where his mouth is.

I would try to collect a list of investors through other means, such as local Real Estate Clubs, word of mouth, Craigslist, Biggerpockets, etc. 

If Im wrong, Im sure someone will chime in.I'd say 99% of the properties that are 'wholesaled' are found through direct mail campaigns , or by word of mouth.  

But they left a bad taste in my mouth for exactly the reason you're bringing up.

Online marketing and word of mouth work well.

I was initially interested in the program initially, but I found that, in Baltimore, I could typically find better deals from a wholesaler, word of mouth, or even the MLS.

And since they were mostly college educated and some had real jobs (which first floor promptly got fired from right after she moved in, for mouthing off to her supervisor), we didn't do all our due diligence.Tough lesson, and it's not over yet.

I couldn't be happier.
