So far I got the Chase Ink card, but the funding process is moving very slowly and with very, very low limits.I hope that clarifies where I'm at in my head (still trying to figure this out!)

If you are young and have not collected kids, dogs, and commitments, I'd suggest putting your head down, delaying gratification, working your a$$ off (get a second job, drive for uber, deliver pizzas, buy a pressure washer and knock on doors asking to pressure wash driveways, etc.), living off of next to nothing, and looking up in 12 months to re-evaluate.

I like that area to invest, however it is near a flood zone, something to keep in the back of your head, but not a deal breaker.

@Jeremy H.I think you hit the nail on the head here - the problem is 1) the deliberate marketing, plus 2) the genuinely well meaning content from 2016, when prices and interest rates were lower.
