The property is 8.1 acres and has a two-bedroom, one-bath broken mobile home that is barely livable.

Obviously the course designers have huge success in RE, but I am more interested in the course they developed and what I should expect to get out of it. 

One went for over what I expect a wholesaler would have sold.  

My policy is that we provide a pest-free home, then the tenant is expected to maintain it that way.

And it is very straightforward to file these, so I would expect it to be well within the scope of any operator sophisticated enough to pull off an owner financed deal. 

It would be best if you had a timeframe in place for initial reports of uncleanliness or broken items, maybe three days, but the truth is that all complaints are relevant no matter the time.

.: @Damian YoungInteresting... but not for meFor starters, while I am not the expert in this, making a loan that you don't expect the borrowers to pay back is somewhere between unethical/immoral and predatory. 

comparing the calculated cash returns mAkes it look like a no brainer - won't expect much appreciation.  

Expect a minimum of $100 per person on the cheap end .

Fix things as they got broken, and hope for a good tenant.
