Not worth the paper they are written on, scams, etc...But, if you were to HAVE to get one for a fourplex, what company would you use?

For instance, use the tax amount that the buyer might encounter vs what you have paid since 1999?

I am only 6 months in and I am already well aware that this whole process is learning from the mistakes or missteps we make, and I am curious what you all may have encountered in your journey.Y'all are rock stars!

Great resources here and from all that I have encountered, there are some fantastic people too.My day job is the automotive industry and it pays the bills (for now). 

We both live in different geographies and its a pain point for either of us to travel to a different location all the time when we encounter a deal we are interested in.

I'll like to think this is not a unique situation but rather more of a common one investors encounter when buying properties. 

One way or another you are going to pay for your "tuition" - either a. being scammed by gurus hoping they will teach you the "secrets" on how to become a millionaire in your first year/month/property/flip/deal, or b. while doing mistakes in your first projects/deals (but at least you get something out of it and is the best form of education)  or c. putting a lot of time, effort and resources in learning about real estate investing industry (and that includes marketing, financing, negotiation, contracting/legal, taxation, hiring, project/people/property management, etc.).

As a military family, we’ve rented for a good chunk of the past 23 years, but I’ve never encountered something like this before nor have we ever lost a dime of previous deposits.

As a real estate investor, I have never encountered a Wholesale deal until now.
