I have been looking in the Astoria, Long Island City, and Eastern jersey areas.

I was going to suggest eastern Oregon since you can buy properties for around that price point, but the winters are treacherous there.

and eastern north side, it just might be a while to get to where it needs to be.

You can look in some of the eastern burbs, but check market time for the houses and make sure you understand the POS (Point Of Sale)Your plan works, but you need to make sure you have a high enough monthly income to give  a strong ROI for your investors.

NJ would probably be a great market, I will have to check it out and compare it to eastern LI.

I would move to Mississippi in a heartbeat if I could but my husband told me that he won't even drive through the state, he'd drop me on the western border and pick me up on eastern.
