I've heard more horror stories about landlords being stuck with bad tenants and losing money and not being able to get them out promptly because of how the laws are written.Some people will argue that buying in CA is better, but for me it's just a preference on ease.

If you haven't already, you might want to speak with a mortgage attorney.Also, escrowing docs and funds tends to put both buyer and seller at ease ... you might want to consider an escrow.

Also When it came time to filing the 1099's they made a big deal how easy it was,  all you had to do was hit the button and then there were transmitted to the IRS, but that ease came with a $15.00 batch feel and I believe that was $1.26 a per line each owner in the batch.

I've used Buildium for 5 years now and love it -- (can find many of my posts to this effect...ha) Love the one stop shop aspect - financial reports, online payments, ease of advertising vacancies, paying owners online, online application, basic website, background checks, automatically pulling financial transactions down etc.Curious what your perspective is.
