I have a buddy that has been doing flips for a few years and he now has investors approach him asking to get in on his flips so he lets them cover the down payment/entry fee's for 30% return on their money.

All that said, you are probably going to get better returns than I get in my safe/conservative areas.

I purchased a property they managed and was unable to get absolutely no communication or return calls from the property managers.

Assets are performing well and hopefully in 4-6 years things will level off and we’ll see our return along the way at some point or at disposition.  

It is about creating an experience and really focusing on easily accessibility with convenience. 

But 3 years ago try to raise money and give returns on paying 100% cash, investors would not do it because the IRR s were not competitive to the max debt operators but we see the outcome..

I can't imagine being in a partnership with someone that brings nothing to the table but expects the same return as you do.
