We didn't smell mold, and the only moisture was coming from a small leak in the water heater. 

If you get a company to do a straight demolishing it can cost more money.If there were cats and mold with constant leaks probably have to strip all sheet rock out and a get clean cert from a mold company.

For example, I got a call on the Holiday weekend at 6:30 PM reporting an emergency/urgent leak.

This is assuming your doing a full doc loan.

I would have all my docs. run by the attorney, plus have an escrow company for collecting rent and paying the existing mortgage (be sure r.e. taxes are included with that payment also) so it doesn't fall into foreclosure.

So I turned to Finance of America Commercial (former B2R) and they said they don't need to check the tax return doc, but only lease agreement.

I got mine through a national bank, I have heard of other docs getting them through credit unions with state limitations.

I have only found as low as 75k for stated, everything under 75k is full doc.
