If you get a company to do a straight demolishing it can cost more money.If there were cats and mold with constant leaks probably have to strip all sheet rock out and a get clean cert from a mold company.

I would have all my docs. run by the attorney, plus have an escrow company for collecting rent and paying the existing mortgage (be sure r.e. taxes are included with that payment also) so it doesn't fall into foreclosure.

I got mine through a national bank, I have heard of other docs getting them through credit unions with state limitations.

I have only found as low as 75k for stated, everything under 75k is full doc.
