Even in the rare occurrence where the seller is not familiar with a 1031 exchange, a quick meeting with a 1031 exchange expert SHOULD convince him that this method of tax deferral is oversold, over hyped, and plain disadvantageous for most small investors.The 1031 exchange has a role in the situation where a larger size investment is to be liquidated and the investor is going to be acquiring real property anyway with the proceeds.

The disadvantage I see is that the borrowed principal on HELOC is costing 6.25% instead of the 5.0% I'd likely get with fix rate 30yr term mortgage AND HELOC is adjustable rate tied to LIBOR + a margin.
