I meet the requirements, which are:1) More than 640 credit score. 2) No missed payments 3) No second mortgages 4) did not use a down payment assistance program to buy the home.

Its just for Pennsylvania - we use both because sometimes things do slip through our background check through our software program specifically in regard to landlord tenant complaints.

The 5% program is for owner occupied multi-unit properties -and I'm pretty sure it isn't intended for BRRRRs... but I don't know all the in's and outs of that.
