Are the properties you currently have cash flowing?

They will be your BOG (boots on the ground) to be able to view the property.I will say that I did buy my current primary residence abroad and it wasn't fairly complicated, I would just do some things differently than I had initially anticipated if that makes sense.

I'm currently in process of purchasing a home in Kyoto, Japan and wanted to connect with other US Citizens who also own investment properties in Japan.

I hope with this extra info you can see more clear my current and future goals. 

I currently own one home in NY as LTR, one STR in SWFL but am looking to expand my portfolio.

I am currently under contract with a wholesale deal that was to close on Monday.

I would recommend planning for some unexpected costs on an extensive rehab like this, especially if the current tenant didn't treat the house well.
